The rough-in is the stage where I get all the wire, conduit, and boxes into the walls, ceilings, and floors before anything gets covered up. It happens after the framing is done and before insulation and drywall go in, and getting it right is the difference between a smooth inspection and tearing walls back open later. Here is how I approach it on a commercial build.

What actually happens during rough-in?

Rough-in is everything electrical that lives inside the structure before it gets closed up. That means setting the panel location, running feeders, pulling branch circuits, mounting boxes for every outlet, switch, and fixture, and stubbing out conduit for anything that has to come later.

On a commercial job I'm working off a set of plans and a lighting layout, not just a homeowner pointing at a wall. I coordinate with the general contractor, the mechanical crew, and the plumbers so my conduit isn't fighting their ductwork and pipe in the same ceiling cavity.

I lay out the whole floor before I pull a single wire. Where the panel sits, how the homeruns get back to it, where the switch legs land. A little planning up front saves a lot of backtracking once the walls start filling up.

Why does the sequence matter so much?

Everything on a commercial build is timed against the other trades. If my rough-in isn't done and inspected, the framing gets held up from being closed in, and that ripples through the whole schedule.

I want my boxes and conduit in before insulation and before the drywallers show up. Once that rock goes on the wall, adding a circuit I missed means cutting, patching, and painting on somebody else's dime. That's why I read the plans hard at the start and confirm what the tenant actually needs before I commit anything to the wall.

Commercial spaces also change use. A space that was retail might become an office or a restaurant. During a commercial electrical rough in Missoula MT I think about where the loads are likely to grow and leave myself room in the raceway and the panel so a future change doesn't mean starting over.

What do you look at on a commercial job specifically?

Commercial rough-in is a different animal than a house. I'm dealing with heavier loads, three-phase power in a lot of buildings, and conduit systems instead of just running cable through studs.

Here's what I'm sorting out on site:

  • Where the service and panels land, and how I get feeders to them
  • Conduit routing that stays clear of mechanical and plumbing runs
  • Box placement for outlets, data, and specialty equipment the tenant is bringing in
  • Emergency and exit lighting layout
  • Rough-in for lighting control or building automation if the plans call for it

That last one matters more every year. If you're putting in lighting control and smart building systems, the low-voltage and control wiring has to get roughed in alongside the power, not bolted on after. I plan both at the same time.

How does Missoula and the Bitterroot affect the work?

Missoula winters are real, and so are the temperature swings out through the valley in Stevensville, Corvallis, and down toward Darby. That matters for where conduit runs against exterior walls and unheated spaces, and for how I handle any penetrations to the outside.

A lot of the commercial work around here is remodel and tenant improvement in older buildings, especially downtown near Higgins and around the older parts of town. When I open up an existing space, what's behind the wall doesn't always match the last set of plans anybody had. I plan for surprises and I don't assume the previous electrician did it the way I would.

New commercial construction out along the growth corridors is more predictable, but it comes with its own coordination. More trades on site at once means tighter scheduling, and I hold up my end so I'm not the one holding the job.

What drives the cost of a commercial rough-in?

The honest answer is that the size of the space, the number of circuits, the type of service, and how much conduit has to run all move the number. A simple open office is a different job than a build with kitchen equipment, specialty power, and a full lighting control package.

Existing buildings add another variable. If I have to work around what's already there, or correct something an earlier crew left, that changes the scope. So does whether the structure is new framing I can run through freely or finished areas I have to be careful in.

I won't throw a number at you over the phone, because that number would be a guess, and a guess helps neither of us. I'd rather walk the space, read the plans, and give you something real you can plan around.
